County OKs Road Improvements in Tinton Falls, Colts Neck

Monmouth County has authorized several road improvement projects, paving the way for major developments in the Two River area.

At the board of county commissioners meeting Oct. 25, the county approved various road improvements and traffic signal work, along with three projects, two being developed in Tinton Falls and one in Colts Neck.

In Tinton Falls, Monmouth Medical Center, an RWJBarnabas Health facility, celebrated the groundbreaking of its Vogel Medical Campus earlier this year. The site is located at Corregidor Road and Pearl Harbor Avenue near Hope Road and will be built into a full-scale health care campus in two phases. Phase 1 will include an approximately 150,000-square-foot Cancer Center and Ambulatory Care Pavilion offering oncology services and a surgery center. The health campus will be occupied by an acute care hospital, a clinical support building and a medical office building with an additional 20 acres of open space for passive recreation.

The county maintains jurisdiction over Hope Road and Tinton Avenue in the area of the site and has approved roadwork in conjunction with site access, road widening and alignment, and all related traffic safety improvements, including the installation of new traffic signals. The developer will be responsible for all the costs incurred for these improvements.

Also in the borough of Tinton Falls is an upcoming commercial development off Wayside Road (County Road 38). The developer of the site, Stavola Realty Company, was authorized to make intersection and road improvements, including the installation of a new traffic signal at the intersection with Garden State Parkway Exit 105. The proposed commercial/industrial development on a 26.7-acre site is comprised of a warehouse, flex space, self-storage, fast food restaurant and convenience store with gas sales.

Lastly, the county commissioners authorized road improvements in the township of Colts Neck, entering an agreement with Colts Neck Building Associates, LLC for the installation of road improvements and a traffic signal at County Route 537 and Five Points Road. The developer of the project, widely known as Colts Neck Manor, is planning to construct a multifamily residential development comprised of 360 apartments in 15 residential buildings, a clubhouse, a maintenance building, a wastewater treatment control building, a recycling enclosure and 698 parking spaces on a 39.6-acre site in the township.

The developer has agreed to take responsibility for all costs associated with the road and traffic safety improvements including widening and alignment, new traffic signal equipment and site access.
