SHREWSBURY – The borough’s zoning board is considering a proposal for a brand new Shoprite supermarket to be constructed adjacent to the Shrewsbury Plaza shopping center.
According to the documents filed with the borough, the single-story supermarket would be constructed on a nearly 10-acre tract at 1151-1163 Shrewsbury Avenue in the Shrewsbury Business Center complex, a site owned by National Realty & Development Corp. The site is currently occupied by three commercial/industrial buildings, which are mostly vacant at this time.
The buildings would be demolished to make way for the 88, 230 square-foot supermarket, in the footprint of existing Building 1151 and a small portion of Building 1157. If approved, the proposed ShopRite, operated by the Saker family, could open in 2018.
“It’s another indication of the attractiveness of Shrewsbury to retailers,” said Mayor Don Burden, pointing to the numerous standalone, strip malls and shopping centers on Broad Street/Route 35 and Shrewsbury Avenue. “We have the available space that can be reconfigured. We have the traffic, the corridors to the peninsula towns of Rumson, Fair Haven, Little Silver, Oceanport, and we have access to the parkway.”
Zoning approvals are being sought by owner SBC Holdings/dba ShopRite for site plan approval, building addition, exterior renovations, change in use, and sign installation for Block 31, Lots 1 & 3 and Block 29, Lots 18, zoned for business or light use industrial. The change of use refers to Shoprite’s plans to of fer its signature brand of an enhanced grocery market. ShopRites offer in-store customer pickup of online orders and home delivery, preparation and sale of food on and off premises, the sale of general merchandise such as outdoor furniture, bedding, electronics, the inclusion of a florist, stationery section, tobacco and lottery sales, a pharmacy and ancillary supermarket uses like retail, professional and medical products, such as a Dunkin Donuts, a travel agent, fast food, a nutrition shop or a day spa. They can also include a garden center and parking lot sales.
According to the filings, access to the store is proposed via two driveways along Shrewsbury Avenue, and cross access would be provided between the subject site and the Shrewsbury Plaza shopping center to the south. The site plans include parking for 392 cars.
The potential supermarket would not have a significant impact on traffic to the area, according to a study by Charles D. Olivo, principal of Stonefield Engineering and Design, who said in the report that a 35,000 square foot supermarket from Shrewsbury Plaza shopping center will not be replaced with a supermarket in the future. The name of the new tenant has not been made public.

Acme previously operated in the plaza until it closed last spring, when the retailer closed three stores. A new Acme has opened in a former A&P location in the neighboring Tinton Falls Plaza at 990 Shrewsbury Ave.
A public hearing was held at a special meeting on Sept. 28. The public hearing was scheduled to continue on Oct. 5, but the meeting was cancelled and the new date has not yet been set.
